Most commercial leases require the space returned in a defined condition. Disputes at the end are almost always about detail nobody checked at the start.
Read the make-good clause first
It sets the standard you are being measured against. "Clean and tidy" and "returned to base building condition" are very different obligations.
What is usually involved
- Clearing all stock, racking, pallets and rubbish.
- Sweeping and scrubbing the warehouse floor, including under where racking stood.
- Removing line marking, signage and fixings where required.
- Cleaning the office areas and amenities properly.
- Patching and making good where racking was bolted down.
Photograph everything
Before and after. It is the cheapest insurance against a bond dispute.
